At first blush, the beyond LEED Platinum concept of a “Living Building,” a facility that generates as much energy as it consumes and only uses as much water as falls on its site in a year sounds far too expensive to execute. Living Buildings – especially Living healthcare facilities have been considered “bleeding edge”, if not altogether impossible, mostly because of perceptions, and misperceptions around cost. Without knowing what Living Buildings might truly cost and what return on investment they might provide, Living Buildings may have remained an academic notion rather than a discussion for the board room. Inevitably, the first questions to arise when a Living Building is contemplated are “What is the cost premium?” and “What might the payback be?” A study commissioned by the Cascadia Green Building Council, a Chapter of both the US and Canadian Green Building Councils takes direct aim at those very questions … and the results are enlightening and encouraging.

Beth Heider’s 30 years of professional experience include all phases of design and construction from master planning through project closeout as architect, construction manager, cost manager and value engineering facilitator. She has completed value analysis studies of more than 100 projects and specialty studies covering a range of Federal policy issues including workplace productivity, security the cost of LEED and the beyond-LEED Platinum metric, the Living Building Challenge. Heider has presented papers on cost, value, eco-efficient building, and program management at some 40 international conferences and events. Heider founded Skanska USA Building’s Green Council which marshals all of Skanska’s sustainable preconstruction and construction capabilities nationwide. She leads Skanska USA’s team providing integrated solutions to deliver high performance green buildings. Ms. Heider serves on the US Green Building Council’s (USGBC) Board of Directors and is a Vice President on the Board of Directors of the Construction Sciences Research Foundation.
